The build
When most people think about their budget, their main focus is on the building itself. They will be looking at things like the construction materials, interior fittings, and the price of hiring different contractors. As this is the core of the project, it will represent the biggest costs.
Fees
Every budget should also include the fees you need to pay. Remember to include architect, local authority, and survey fees. It is also a good idea to keep some extra room in your budget in case there are any extra surveys or planning revisions.
Finance and insurance
It is easy to forget to include both of these in your budget. However, doing so can cause big problems. You need to consider how much you will need to pay to finance the project, especially if you are lending and want to avoid paying huge interest. Insurance is something you should never scrimp on either; it could protect you if there is an issue on the project.
Other factors
While they may not represent big costs alone, when you add them all up there are a number of small fees that could become a very large expense. For example, are there any extra fees to account for access issues on the site? You may need to pay them every time you get materials delivered. Then there are things like landscaping and service connections.
