High ceilings can divide opinion. Some people love them whereas others would rather have additional storeys. This often raises the question of whether they add value to homes.

Adding value

In a number of cases the high ceilings do add value. They can be a really great feature of a home. More importantly, they make rooms feel far more spacious. At the same time they will be lighter and airy. All of this can combine to increase the price tag. One specific situation where the high ceilings can be really valuable is single storey homes. They can make the whole home feel larger, countering the fact that there is no second storey. There is always a risk that properties on one floor will feel too compact. But, you don't need to worry about this when there is a high ceiling. Newer builds tend to have less height for cost saving reasons. However, older properties favour taller rooms. These homes can be harder to find, meaning they can command more value.

Not adding value

However, there is no guarantee that the value of a property will be higher just because of the ceilings. The most common issue here is if there are low end finishes. A tall ceiling can't always offset this. So, what you can find sometimes is properties with lower ceilings but finishes can be more valuable. The ideal combination for many people is a high ceiling and high-spec finishes. A second thing to look out for is neighbourhood specifics. The property may be in a location where the demand is primarily for affordable homes. That can mean people aren't willing to pay a just for high ceilings. You would have to price accordingly to suit the type of demand in the area.
