How do regulations inform the design and functionality of staircases?
In a recent article we looked at how, as part of the residential architecture in London we are involved in, staircases can be both changed and moved to accommodate new design features. Many people make the quite understandable assumption that stairs within a building must be a constant that cannot be moved, so we are keen to stress that usually they can be. The above does not, however, mean that there are limitless possibilities in respect of what you can do or achieve with stairs in a residential property. When considering this the primary matter to address is whether or not a change will affect the overall structural strength, and how to counter this if that is in fact the case. Something which also must be considered are the building rules and regulations around staircases in homes.There are a number of requirements which must be met for private staircases. These exist purely for safety reasons, and as such they must always be adhered to. As architects it is of course the case that we do this, as the designs must be informed by a sense of proper functionality.In line with the above, one of the things we unequivocally believe is essential as part of our work is keeping you informed of what we do. To meet this in respect of staircases we thought it would be interesting to look at key points of the regulations, whether they are in respect of a new build or a residential renovation.To comply with regulations, staircases in residential properties must -* Have a maximum step rise of 220mm.* Have a minimum going (stepping surface) of 220mm.* Ensure the rise and going is equal across all steps (the going on corner turning staircases excluded).* Have a maximum pitch of 42 degrees.* Be a maximum of 18 steps in height before a landing area is required.* Allow for headroom of at least 2m.We do not see the above regulations as limiting in the work we do with respect to residential architecture in London.
