Over 100 potential sites for New Towns
One of the most important pledges from the Labour Government is the plan to build 1.5 million new homes. They want to tackle the housing crisis and ensure that hardworking people can buy a home. A crucial part of the plan is to start building New Towns. But, what can we expect from them? Let's have a closer look at the latest news. Then, if you want help with high end residential architecture in London, you can rely on us.
Plans
Yesterday, Housing Minister Matthew Pennycook said work to build new towns in England should begin before 2029. Developers are poised to start work and deliver housing. Prime Minister Sir Keir Starmer said it will be part of "the largest house-building programme since the post-war era".
Impressively, more than 100 different locations in England have expressed interest. There are proposals from every region, however a list of the exact locations is not yet available. Notably, the most interest is from London and Southern England.
The fantastic thing is that every New Town could potentially deliver 10,000 homes or more. In addition, developments would create essential infrastructure such as schools and public transport links. It would ensure that the new settlements don't suffer isolation or encourage reliance on car ownership.
Another important thing here, one we always focus on when delivering high end residential architecture in London, is the importance of quality and sustainability. Pennycook said the aim is to for homes to be "well-designed, affordable, and attractive". Plus, the New Towns need to be "sustainable places" that are "well-connected".
What next?
There is currently a taskforce working on the New Towns project. They have the list of prospective locations. It will be their job to consider each of them and identify the best areas for developments.
After narrowing down the list of locations, the taskforce will look at the funding options. One expectation is the Government will provide an initial injection of funds to buy land. They would then recover this by selling the land to the developers that will deliver the New Towns. There will be clarity here later in the year when the Government concludes a spending review in the summer.
It will be fantastic to get more news later in the year, especially if there is confirmation of locations that have a chance to become New Towns. The previous projects have had differing levels of success, with some historic new towns like Milton Keynes and Harlow becoming excellent places to live.
